Buy the best windows you can afford - By far, the largest cooling load in a house and in some commercial buildings comes from the windows. Look for ways to reduce the number of windows without sacrificingthe architectural features but also try to avoid having windows that face South or West. If you do have windows facing those directions look for ways to shade them with either porches, the roof, or awnings. Planting trees is good but a good engineer does not include trees in his calculations because there is no guarantee that tree will be there the life of the building. Purchase the best windows you can. This typically means a vinyl framed window (avoid metal frames) with Low-E coating.

Keep it clean! - It is a law of nature that when machines get dirty they lose their efficiency. This is especially true when it comes to air conditioning equipment. If filters are not changed regularly (typically once a month) then the air flow is restricted to the unit and less capacity is delivered to the space. Worse than that, the unit will
begin to develop mechanical problems with the compressor if there is not proper airflow. Dirt is not limited to the filter though, you also need to make sure the evaporator coil (indoor) and the condenser coil (outdoor) are kept clean. The coils are what do the business of rejecting and absorbing heat in the system and dirt on these coils acts just like a blanket. The blanket of dirt and debris will slow the transfer of heat and ultimately reduce the efficiency of the unit. Lab tests have revealed efficiency losses of as much as 35% for a typical residential system. Most owner are capable of performing basic cleaning of the system by changing the filter but a professional is needed for the inspection and cleaning of the coils. A preventative maintenance agreement is typically well worth its cost in the recovered efficiency from the unit not to mention the avoidance of costly repairs.

HVACPlan for the future - Today's units are designed to last 12 to 15 years and if a major problem occurs (compressor failure) after 10 years, You should consider changing out the equipment. If your unit is older than 15 years then you're living on borrowed time. Start saving your money and look for a good deal.
It pays to be proactive because you can always negotiate a better deal with contractors in the fall and spring when their work slows down than during winter and summer season.
